All applicants subject to credit screening and criminal background check. A $50 non-refundable application fee per anyone over the age of 18. Each application is reviewed on an individual basis; you may be asked to put down a higher deposit once your background report is completed in order to rent one of our properties. A one time $75 admin fee will be charged once approved.
Security deposit: Security deposit is one month’s rent and is due upon application approval. One month’s rent is due in full upon move-in, regardless of move-in date. Please note, your 2nd month will be prorated.
Credit Score Verification: All applications are evaluated based on credit score. If credit score is below 580 a Risk management fee of $250 will be charged.
Residence Verification: Landlord history verification will be completed to verify payment history & evictions

Income Verification: Reliable documentation and telephone numbers of all income sources must be provided; combine income must be a minimum of 2.5 times the rental amount, for all applicants or/and guarantor.

  • If employed, you will need one of the following: your 2 most current pay stubs
  • for military members we require you’re latest LES and a copy of your orders.
  • If self-employed, you need to furnish the last two years tax returns, including your 1099 and a statement of current year’s income.
  • Other income, such as retirement, AFDC, SDI or others, must have reliable documentation.
