Rental Requirements

Required Information – Government issued ID, 2 most recent pay stubs (or 2 years tax returns if self-employed), pet photo taken with applicant (if applicable). Landlord contact info for last 3 years. All adults, and co-signers, aged 18 and above must apply and pay the $50 application fee. Income must be three (3) times the rent monthly.

Security Deposits and Admin Fees – Applicants with better credit and references will generally be approved at a security deposit of 1 month’s rent + $75 admin fee. Applicants with combined credit scores below 650, may still be approved but may require a higher security deposit + a risk mitigation admin fee ranging $100-$250.

Common Reasons to be Declined – Evictions, unpaid balances due to landlord debt, credit score beneath 600, insufficient income, unsatisfactory references, felonies (depending on length of time) and recent bankruptcies. Unqualified occupants, pets and/or vehicles can also be a reason for decline.

Application Approval – Once approved, the unit will be held and removed from advertising only when the security deposit has been paid. The unit will continue to be shown and applications accepted until the security deposit has been paid in full.

Please note that at this point we do not have any available rental properties that accept Housing Vouchers.

Many of our homes are pet friendly but none of them allow dangerous breed dogs.
